Lovett Industrial Launches Next Phase of 610 Business District, an Infill Business Park in South Houston

Lovett Industrial, a Houston-based real estate investment firm, has announced that the second phase of its master planned, urban infill industrial development, 610 Business District, is under construction.

Phase II will comprise 537,132 square feet of shallow bay Class A industrial warehouses across four separate buildings, catering to smaller, location sensitive users that are in need of proximity to a qualified labor pool, dense population, and the Port of Houston. Building sizes range from 53,110 square feet to 219,487 square feet and all are designed to be demised for multiple tenants.

610 Business District is a 113-acre, multi-phase business park located in infill south Houston, at the southeast corner of Mykawa Road and Dixie Drive, approximately one mile south of Loop 610. The park will ultimately contain nine buildings, totaling approximately 1.5 million square feet of Class A industrial space, designed and constructed to the highest standards in the industry. The phase II component comes on the heels of the successful development and lease-up of Phase I of the business park, which totaled two buildings and 390,000 square feet. The site location offers direct connectivity to a large, skilled labor force, with over 2.5 million residents within a 15-mile radius, and immediate access to key transportation corridors and demand drivers, including the Texas Medical Center (8.5 miles), Port of Houston (7.7 miles), and University of Houston (4.5 miles).

All four buildings are being developed on a speculative basis and are currently available for lease, with spaces accommodating a variety of tenant sizes and operational needs. The project is slated for completion in the first quarter of 2026.

Marketing and leasing efforts for 610 Business District Phase II will be exclusively handled by Jason Dillee, Andrew Jewett Sr., and Greg Holmes of CBRE. Construction financing is being provided by Associated Bank. Alston Construction is the General Contractor, and ALJ Lindsey is serving as the project’s civil engineer.

610 Business District Phase II marks Lovett Industrial’s tenth industrial investment in the greater Houston area. Other projects include 610 Business District Phase I, Interchange 249, Nexus North Logistics Park, NorthPort Logistics Park, Stafford Logistics Center, Fort Bend Business Park, 99 North Logistics Park, NOVA Logistics Park, Fairway North Logistics Park, Claymoore Business Park, and Quitman Industrial Park. Together, these projects comprise over 9.3 million square feet of completed, under-construction, or acquired industrial space across Houston.
